The Brewhouse
Completed
The Brewhouse at Abbey Quarter is a modern, Grade A office building that retains features from its 300-year-old heritage as a brewery, mixed with a Bauhaus style of architecture. The building comprises 12 fully-let units across 3 floors with a total of 4500 sq.m. NIA.

Planning permission is already in place for the next office building on the Abbey Quarter site (marked as Building 7 on the map). This building will be of a similar size and quality to the existing Brewhouse Building.

Proposed Hotel

A 1,420-square-meter plot has been allocated for a hotel development on the site, with the potential for over 100 bedrooms. Expressions of interest have been sought, and plans are ongoing.

Public Realm
Abbey Quarter and the wider area’s public realm improvements are being supported by the URDF (Urban Regeneration and Development Fund), an investment programme of ‘Project Ireland 2040’, established to support the sustainable regeneration of large urban areas. The projects backed by the URDF include:
Riverside Park

Marrying the old with the new, the Riverside Park takes you through the former St. Francis Abbey Brewery and into a modern skatepark that has been designed for and by our own skateboarding community, who now have a park of their own
Horsebarrack Lane and Brewhouse Courtyard

Public realm areas in front of the Brewhouse building and the courtyard behind provide ample space for community gatherings and events

Mayfair Public Realm
Completed
The Mayfair Library opened to the public in 2024, and this URDF-supported project focused on developing the public realm areas surrounding the building.
Tea Houses

Two early 19th-century buildings on the bank of the Nore, at the entrance to the Abbey Quarter Riverside Park, have been refurbished to a high standard and are currently housing art exhibitions open to the public.

The development includes a new urban street through the Abbey Quarter, as well as an urban park and public plaza around St. Francis Abbey, linking to the Riverside Park.
This development is now under construction.

Boardwalk at Greensbridge
Coming Soon
Construction of a boardwalk at Green’s Bridge will link the River Nore riverside walk with the Riverside Park in the Abbey Quarter, and onwards to the Canal Walk, completing the missing link to join up these amenities in the city
